3 Westgate residences with strong rental rewards

Rawson Auctions Western Cape will, in an online disposal on July 15 at noon, call for bids for a lucrative three-dwelling property in Westgate with monthly rental potential of more than R14 000.

Tanya Jovanovski, the regional franchisee of Rawson in the Western Cape, says that when the reserve price of R1.26 million for the property is compared with recent sales of four-bedroomed properties in the area, which fetched around R900 000, the rental income for the property to be auctioned should cover bond repayments and yield a profit.

She says there are approved plans for an extension to the main house and to add a carport which could further increase rental or boost the property’s utility if the buyer wishes to occupy.

The dwellings comprise:

♦ The main house with two bedrooms, bathroom, lounge, dining room and kitchen.

♦ Accommodation in a separate entrance to the main house with en suite bedroom, kitchen and lounge.

♦ A separate bachelor pad with en suite bedroom and kitchenette. “The finishes in all the units are well-maintained.

Westgate is a close-knit residential suburb in the greater Mitchells Plain area, bordering Schaapkraal to the west and Westridge to the east. It has easy access to schools and essential amenities and is just a short drive to Mitchells Plain town centre and the beach.
