A large industrial property, as well as a neighbouring 10 000m² vacant plot, in Philippi will be auctioned online by Rawson Auctions Western Cape on July 29 at noon.
The properties – which can either be purchased individually or as one lot – are in the north-western part of Philippi, surrounded by other industrial properties.
The larger 21 750m² property has as main improvement an expansive industrial building currently used as plastic-waste recycling facility, fitted with hydraulic and steel lifts and Eskom three-phase power.
Tanya Jovanovski, regional franchisee for Rawson, says the improvements are generally in a good state but part of a storage unit has fire damage. Both properties are secured with precast concrete boundary walls topped with barbed wire and the bigger plot has a security entrance with space to accommodate large trucks.
Both plots have easy access to the N2 and R300, which are about 2km from the entrance, with Cape Town International Airport just over 3km away. The properties will be vacant on transfer with rates and taxes currently at R12 885 and R2 313, respectively.
“Given the price of other properties in the vicinity – such as a 17 204m² plot across the road that sold for R10 million last year – this auction offers real value for money as the two properties have a total reserve price of only R8m, with all offers to be considered.
“The industrial property is 21 750m² in extent, which is already much larger than the nearby land sold last year, and it has improvements. So, if the 10 000m² neighbouring plot is considered, this lot is one of the largest properties in the area,” states Jovanovski.
