In2assets will at its next live studio online auction on July 22 at 11am call for bids for prominent and prime industrial property with warehousing and office facilities in the sought-after industrial area of Mahogany Ridge in Pinetown.

Luke Hearn, who is handling the disposal for In2assets, says the property at 12 Ficus Place is about 12 755m² in extent with roughly 3 325m² under roof.

The warehouse is fitted with three 5-ton gantry cranes, not directly included in the sale, but negotiable for the transaction, says Hearn.

“The warehouse has an ample power supply, with access for trucks on every side, and is accessed directly from the offices. “The office component is in a double-storey wing with the ground floor featuring two reception areas; an executive boardroom with bar; individual and open-plan offices; kitchenette; canteen; storerooms and ablutions.

“There are 31 parking bays on site, seven under a covered carport.” The well-secured property, with electric fencing, is in the popular industrial hub of Mahogany Ridge, bordering Westmead, which forms part of Pinetown. Mahogany Ridge is a prime hub because of its strategic location between Durban and Pietermaritzburg and ease of access to freeways. The area borders the N3 to Gauteng, the M13 towards Kloof, and the M19 links it with the Durban CBD.

“This property – zoned ‘Light Industry’ – has been well maintained and is in exceptionally good condition. There is a diesel pump on site and the facilities would suit a logistics business as there is ample room for trucks with the warehouse easily accessed. The current high-power supply would also suit a manufacturing operation. In fact, it’s a most versatile asset,” Hearn adds.
